A Careful Process From Cleaning Through Sealing

Every surface is different. Bill evaluates the tile, grout, condition, and existing treatments before choosing the appropriate cleaning and sealing process.

Inspect & Prepare

Bill identifies the surface material, examines the grout for damage or loose areas, and evaluates existing coatings or sealers. Nearby surfaces are protected, and loose debris is removed before deep cleaning begins.

Deep Clean & Agitate

A surface-appropriate cleaning solution is applied to loosen embedded soil, grease, and residue. Grout lines and detailed areas are carefully agitated to reach buildup that ordinary mopping often leaves behind.

Rinse, Extract & Dry

Professional hard-surface equipment is used where appropriate to rinse the tile and grout while extracting loosened soil and cleaning solution. The surface is then allowed to dry before sealing.

04

Seal & Review

Once the surface is clean and sufficiently dry, Bill applies an appropriate penetrating sealer to compatible grout, tile, or stone. The finished area is reviewed, and you receive instructions for curing and ongoing care.

What does professional tile and grout sealing do?
A penetrating sealer helps compatible grout, tile, and stone resist the absorption of spills, soil, and staining materials. This can make routine maintenance easier, but it does not make the surface completely stain-proof or prevent normal wear, scratching, or etching.
Why should tile and grout be cleaned before sealing?
Sealer should be applied to a clean, properly prepared surface. Applying it over embedded soil, residue, or existing buildup may trap discoloration and interfere with how the sealer performs. Bill evaluates and cleans the surface before determining whether it is ready for sealing.
Do all types of tile and grout need to be sealed?
No. Cement-based grout, natural stone, and certain porous or unglazed materials commonly benefit from sealing. Glazed ceramic and many nonporous porcelain tile surfaces may not absorb penetrating sealer, although the grout between them may still benefit. Bill identifies the material before recommending treatment.
Will sealing make my shower or grout waterproof?
No. Sealer can reduce absorption and improve resistance to staining, but it is not a waterproofing membrane. It will not repair cracked grout, failing caulk, leaks, or problems within the underlying shower installation. Bill can explain what sealing can realistically accomplish after evaluating the surface.
Can every tile or grout stain be removed?
Many areas can be improved significantly, but permanent discoloration, mineral damage, etching, deteriorated grout, or deeply absorbed contamination may remain. Bill evaluates problem areas and explains the results that can reasonably be expected before the surface is sealed.
How soon can I walk on or get the surface wet?
Drying and curing requirements depend on the sealer, surface material, ventilation, temperature, and humidity. The area may need to remain free from foot traffic, spills, or water while the product cures. Bill will provide instructions based on the specific treatment used in your home.
How long does tile and grout sealer last?
Sealer life varies with the material’s porosity, foot traffic, moisture exposure, cleaning products, and maintenance habits. It should be evaluated periodically rather than replaced according to one universal schedule. Bill can recommend when the treated surface should be checked again.
How should I care for sealed tile and grout?
Clean spills promptly and use maintenance products compatible with the tile, grout, and sealer. Harsh acidic, highly alkaline, abrasive, or otherwise unsuitable cleaners can shorten sealer life or damage certain surfaces. Bill will provide care guidance appropriate for the material and treatment used.
